Project Manager - DOE

• Manage all aspects of project costs, schedule compliance and quality control using various types of reporting systems.
• Set up preconstruction meeting
• Set up in-office kickoff meeting with C.O.O, Superintendent, P.E. and Accounting
• Work with estimator to create schedule of values in accordance with budget
• Work with P.E. on making P.O.'s for all the materials on job
• Attend all weekly or biweekly project meetings
• Have buy in on project budget with superintendent
• Assist estimator in any value engineering efforts to achieve efficiencies in construction costing.
• Buyout subcontractor and vendors
• Manage and make sure all permits are in place before any work begins
• Make sure contracts are in place for all subcontractors before work has started
• Make sure that all submittals and all other paperwork is submitted before payment is released to subs.
• Make sure superintendent quantities have been signed off by onsite inspector weekly
• Create pay applications and submit monthly for work completed
• Negotiate all change orders, review all change orders for accuracy and ensure change orders/timesheets are identified and processed. Ensure all lost days, manpower and equipment is included.
• Make sure all change orders have been approved before work begins
• Oversee project budget weekly and assist when over budget
• Ensure contract procedures and requirements are met for timely billing and job close out, including timely oversight/analysis of billings/costs and resolving unit/code issues that are not in line with work performed
• Manage and review all pay applications and change orders submitted by owners.
• Manage the review and approval process for subcontractor pay applications and change orders and coordinate with CFO for payment
• Ensure that all submittals and proper paperwork has been filed by subs before payment is issued
• Ensure collections of monies from projects are timely and within specs each month
• Ensure the various construction operations secure and maintain all required and necessary licensing and insurance.
• Provide direction, and guidance in construction procedures, building codes, estimating, budgeting, scheduling, and safety practices.
• Collaborate and serve as liaison with local and state government officials as required .
• Oversee project budget and review financial reports weekly for the project. Help the P.E. and Superintendent understand where the job is financially
• Make sure the project is properly cost coded
• Make sure to let CFO know any cost corrections or adjustments needed in the contract
• Work with CFO every month and provide timely, accurate, month-end billing costs and projections for each project.
• As problems are recognized with budgets or schedules, assist P.E and Superintendent on identifying and implementing corrective action
• Coordinate with superintendent on any warranty issue
• Promote long-term customer relationships by being professional, responding to information requests timely , resolving problems and keeping customers advised.
• Your responsible for overall project delivery back to owner includes (accurate costs, timely schedule, quality, accurate and timely information, contracts, and budget)
